Anyone entering into a real-estate transaction, should consider hiring a home inspector to learn about the overall condition of the property. As a certified home inspector, we can also educate you on how to care for your home. Our electronic home inspection reports exceed ASHI Standards of Practice and include full color photos. The report will be sent to you via e-mail within 24 hours.
Additionally, you are encouraged to participate in your home inspection. Meet me at the house and allow three to four hours for the inspection. Don’t be shy and be sure to ask questions! I'll be looking for defects and safety hazards so that you will be aware of them as you move forward in the home buying process.
Starting with the outside, I’ll be taking a look at the exterior of the home i.e. windows, caulking, siding and visible foundation. I also review the landscaping for potential drainage problems. The roof structure will be checked including the roof covering, chimneys, flashings, gutters, and downspouts. The roof will also be checked from inside the attic for possible signs of water damage to the sheathing and rafters, while also checking the adequacy of the insulation and ventilation.
Going throughout the inside I’ll be checking the condition of ceilings, floors, and walls and also the operation of windows and doors. There will be random testing of outlets and 100% testing of outlets near water, as these could present a safety hazard. All visible plumbing will be examined for leaks, adequate water pressure and drainage.
If visible, the foundation walls will be checked for any structural weakness that may need monitoring or evaluation by a specialist. There will be an “on-off” check done on all kitchen appliances, as well as the functionality of the furnace, air conditioner (weather permitting), and water heating systems.
The front panel of the electrical box will be removed to check for over heating/safety issues and to determine the type of service that is present.
